Why estate cleanout in Beverly Hills is its own job

Most cleanouts start with a death, a sale, a move or a divorce, and in Beverly Hills those events often arrive with a closing date attached. Trousdale Estates covers about 410 acres and the average sale tops $10 million; the houses north of Wilshire sit on large lots. When one turns over through probate, the family faces decades of furniture, art, closets, garages and paperwork against a deadline that does not care how much is there.

Three local things set it apart. First, the city's bulky pickup is a poor fit: it is on request through Public Works at (310) 285-2467, with collection in one to three business days, and it works from alleys and does not take construction material, which a half-finished remodel in a probate house will have plenty of. Second, the neighborhoods themselves. Trousdale, Beverly Crest and Holmby Hills are gated, winding and steep, with long driveways and, in places, staffed properties where visitors must be announced. Third, the jurisdiction line. Beverly Crest and Holmby Hills are Los Angeles City neighborhoods, so they follow LASAN's bulky rules, not Beverly Hills'. A job with a Beverly Hills mailing address can sit in either system.

What we see most in Beverly Hills estates

North of Wilshire the typical job is a whole house: dining sets, bedroom suites, sofas, outdoor furniture, rugs, lamps, kitchenware, books, and garage and storage areas no one has opened in years. Some pieces are good enough that the family should talk to an appraiser or auction house before anyone carries them out, and we are glad to wait while that happens. Others are worn-out sectionals and mattresses headed for recycling or disposal.

South of Wilshire the work is smaller and faster. The city has most of its apartment buildings there, and a unit turnover is furniture, kitchen contents and closets, usually a one-day job with an elevator booking. Beverly Crest, with its quarter- to three-quarter-acre hillside parcels from the 1920s, sends the opposite mix: older houses, full garages, and brush and yard debris up to Mulholland Drive. Holmby Hills is the largest scale, with estate liquidations on lots that can run to four acres.

Vehicles, firearms and ammunition, and prescription medications are not ours to take; for medications we point you to a take-back site.

How we run it here: gates, hills and an executor's schedule

We start from photos or a visit, depending on the house. Send pictures of every room, the garage and any outbuildings, and note what the family is keeping. Miles replies with one price by truck space. With a lot of material, ask us about working in phases: a first pass for keepers and appraisals, then donation, then the haul-away and a final sweep.

Access sets the crew. The Trousdale and Holmby Hills roads are narrow and winding, the Beverly Crest drives (Lindacrest, Readcrest, Gilcrest, Ridgecrest and the others) are steep, and many estates are gated, sometimes staffed. We need the gate code, a contact for the staff and room for a truck. In the Golden Triangle and other buildings with docks and elevators, book the reservation before the crew shows up, because nobody wants to carry a dining table through a lobby.

We are not attorneys or appraisers, and we do not decide what the estate keeps. The executor, family or attorney makes those calls. If someone finds a letter and needs a minute, the job pauses.

Where Beverly Hills estate contents go

Ask us about paper for shredding. Appliances and electronics go to recycling where we can.

The city has no transfer station. For what cannot be donated, the practical options are Culver City's Transfer & Recycling Station at 9255 W Jefferson Blvd or Southern California Disposal & Recycling at 1908 Frank St in Santa Monica. We have not confirmed public self-haul hours or fees at either, so call before planning a run yourself. Paint, solvents, pool chemicals and other garage hazards do not go on our truck; the nearest household hazardous waste drop-off we have on file is the West LA S.A.F.E. Center at UCLA, 550 Charles E. Young Dr W, on a limited schedule you should check first.

The city program's limits for an estate cleanout

The City of Beverly Hills collects items that do not fit in bins after a request to Public Works at (310) 285-2467, with pickup in one to three business days. It also runs alley cleanup twice a month: the 1st and 3rd weeks north of Santa Monica Boulevard, the 2nd and 4th south. That suits a few chairs and a rolled-up rug put in the alley on the right week.

It stops short of an estate for several reasons. It works from alleys, and many large lots are reached by gated driveways. A whole house is more than a collection truck's worth, and the program does not carry from inside. A third-party site says construction materials are not accepted. The city's official accepted-items page was unavailable when we checked, so treat that as unconfirmed and call the number above. A house in Beverly Crest or Holmby Hills falls under LA City's program instead, with its own scheduling rules.

A typical Beverly Hills estate job

This is a typical call, not a testimonial, and we will replace it with a real job and photos. An attorney handling a probate sale north of Wilshire texts photos of a four-bedroom house with a full garage. The family has already taken what it wants and marked three pieces for an auction house. Miles replies with a price by truck space. Each room is swept, and the attorney can ask for photos of the empty house before the walk-through.

Estate Cleanout in Beverly Hills: questions

How much does estate cleanout in Beverly Hills cost?

We price by truck space from photos, so there is no flat number on this page. Text pictures of each room, the garage and the driveway to (310) 905-5138 and Miles replies with one clear price. Gated access and steep driveways are part of that quote.

Does the Beverly Hills bulky pickup cover an estate cleanout?

Not realistically. The city collects items that do not fit in bins within one to three business days at (310) 285-2467, and its alley cleanup runs on a twice-monthly schedule. It works from alleys and does not accept construction material, per a third-party source, so a whole house is outside what it is built for.

Can you do an estate cleanout in Trousdale Estates or Holmby Hills?

Yes. We work in gated and staffed properties. We need the gate code, a contact for the household staff and room for a truck. Holmby Hills and Beverly Crest are Los Angeles City neighborhoods, so the free LASAN bulky program rules apply there, not Beverly Hills'.

Will you set aside items during a Beverly Hills estate cleanout?

Yes. The family, executor or attorney decides what stays. We can set aside keepsakes, papers and anything marked for an appraiser, and we stop whenever someone finds something that needs a conversation. Ask us about working in phases for a large house.

What happens to the furniture from a Beverly Hills estate cleanout?

Electronics and appliances go to recycling where we can, and the rest to a transfer station such as Culver City's on W Jefferson Blvd. Ask us about paper for shredding.

What do you not take on a Beverly Hills estate cleanout?

We do not take vehicles, firearms and ammunition, or prescription medications, and we point you to a take-back site for the last. We also do not haul paint, solvents and other hazardous waste. The West LA S.A.F.E. Center at UCLA is the nearest household hazardous waste site we have on file.

How fast can you start an estate cleanout in Beverly Hills?

That depends on our schedule, the size of the house and the access. Text photos and Miles will tell you the earliest start. Large estates are often worked in phases over several days, matched to a closing date or walk-through.
